Commercial Manager – M&E and Building Services Projects
Location: Newcastle
Salary: Up to £65k + package
Contract Type: Full-time, Permanent
A well-established contractor in the construction and engineering sector is seeking a skilled Commercial Manager to oversee the financial and contractual aspects of multiple M&E (Mechanical and Electrical) and Building Services projects. This is a key leadership role offering long-term career progression and the chance to shape commercial strategy across a diverse project portfolio.
This opportunity is also ideal for an experienced Senior Quantity Surveyor ready to step into a broader commercial leadership position.
Role Overview
Reporting to senior leadership, the Commercial Manager will be responsible for managing project costs, procurement, contract negotiation, and commercial risk. The role involves working closely with operational teams to ensure profitability and compliance across all stages of project delivery.
Key Responsibilities
• Manage and update contract prelims in collaboration with estimators
• Advise on procurement strategies and oversee subcontractor selection
• Prepare and negotiate subcontract documents and bills of quantities
• Review contract terms and escalate concerns or recommendations
• Monitor project costs and produce cost value reports (CVRs)
• Approve subcontractor payments and track commercial performance
• Identify and mitigate commercial risks across projects
• Submit variations and applications to clients and agree final accounts
• Compile programme-based cost-to-complete budgets
• Provide commercial support to operational teams and senior management
• Promote health and safety compliance across the supply chain
• Lead and mentor junior commercial staff
Continuous Improvement
• Identify inefficiencies and propose practical solutions
• Ensure compliance with internal procedures and contribute to their development
• Foster collaboration across teams and departments
• Maintain a strong understanding of internal systems and processes
Candidate Profile
• Proven experience in a commercial role within construction, M&E, or building services
• Strong understanding of building contracts and commercial risk management
• Experience working on M&E and Building Services projects is highly desirable
• Excellent communication and negotiation skills
• Ability to work independently and meet deadlines
• High attention to detail and a proactive approach to problem-solving
• Professional conduct and presentation
• Familiarity with internal quality and safety systems
