Senior Quantity Surveyor / Quantity Surveyor – New Build Housing – North East
About the Role
A fantastic opportunity has arisen for an experienced and commercially driven Senior Quantity Surveyor / Quantity Surveyor to join a leading main contractor within their New Build Housing division. You will take full commercial responsibility for two residential developments in the North East, comprising 38 units and 49 units, managing each project from inception through to final account.
This is a site‑based role, working closely with operational teams to ensure strong commercial control and successful project delivery. Reporting to the Commercial Manager, you will combine hands-on site involvement with strategic commercial oversight.
Key Responsibilities
• Manage all commercial aspects across two live housing developments (38 and 49 units)
• Oversee procurement, tendering, subcontractor selection, and contract administration
• Ensure accurate cost planning, forecasting, and budget management throughout the build
• Work closely with operational teams to support programme delivery and financial performance
• Conduct regular site visits to monitor progress, variations, and commercial risks
• Prepare valuations, payment applications, and manage change control processes
• Lead commercial reporting, CVRs, and monthly financial reviews
• Build strong relationships with subcontractors, suppliers, and internal stakeholders
• Ensure compliance with company procedures, contractual obligations, and relevant legislation
• Utilise the E‑Vision commercial system (full training provided)
Skills & Experience
• Demonstrable experience as a QS/SQS working on new build housing schemes or within a main contractor setting
• Strong commercial acumen with a track record of managing multi‑unit residential schemes
• Excellent negotiation, communication, and stakeholder management skills
• Ability to manage workload across multiple sites and work autonomously
• Strong understanding of JCT contracts, procurement routes, and cost control processes
• Confident in reporting, forecasting, and financial management
• Experience working for a main contractor or housebuilder is essential
• Familiarity with digital commercial systems; E‑Vision experience beneficial but not required
Qualifications
• Degree or HNC/HND in Quantity Surveying or related discipline
• Full UK driving licence
