Senior Quantity Surveyor
Location: Stockton-on-Tees / Teesside Corridor / North Yorkshire
The Opportunity
An established and highly regarded residential developer is seeking an experienced Senior Quantity Surveyor to join its Northern commercial team, supporting a portfolio of residential developments across Teesside, North Yorkshire and the wider North East region.
This is a key role within a growing commercial function, offering the opportunity to take ownership of complex developments, influence commercial performance and support the development of junior team members.
The successful candidate will have significant responsibility from day one, with exposure to strategic land opportunities, infrastructure-led developments and large-scale residential schemes.
Key Responsibilities
Take full commercial responsibility for multiple residential developments.
Prepare and manage budgets, forecasts, cost plans and commercial reporting.
Lead subcontract procurement and supplier management.
Manage contracts, contractual obligations and commercial risk.
Oversee infrastructure, enabling works and site-wide development budgets.
Identify and deliver value engineering and cost optimisation opportunities.
Produce CVRs, cost reports and commercial performance analysis.
Work collaboratively with Technical, Construction, Land and Planning teams.
Mentor and support junior commercial team members.
Contribute to building a high-performing and collaborative commercial culture.
Provide commercial insight and support to senior management.
Essential Experience
Proven Quantity Surveying experience within the residential housebuilding sector.
Previous experience operating at Senior Quantity Surveyor level or equivalent.
Strong understanding of infrastructure and enabling works budgets.
Good knowledge of construction contracts, contractual risk and obligations.
Experience using COINS commercial management software.
Strong subcontract procurement and management experience.
Demonstrable expertise in cost reporting, forecasting and commercial control.
Experience delivering value engineering initiatives.
Leadership & Development
Experience mentoring, coaching or supporting junior surveyors.
Ability to lead by example and contribute to the development of future commercial talent.
Confidence taking ownership of commercial performance and influencing outcomes.

Candidates based in Teesside, South Durham or surrounding areas will be well positioned due to the geographical spread of projects.
